Terms of Service

Josh's Razzle-Dazzle Property Services LLC
Effective Date: 04/22/2026


Welcome to Josh's Razzle-Dazzle Property Services LLC (“Company,” “we,” “us,” or “our”). By scheduling services, submitting a booking request, or using our website, you (“Customer”) agree to the following Terms of Service.


1. Services

We provide residential and commercial services including:

  • Window cleaning (interior/exterior)
  • Screen and track cleaning
  • Gutter cleaning
  • Power washing
  • Holiday lighting installation and removal

2. Scheduling & Access

Customers must provide safe and adequate access to the property, including:

  • Unlocking gates
  • Securing pets
  • Clearing obstacles

Failure to provide access may result in a trip or cancellation fee.


3. Estimates & Pricing

All estimates are based on visible or disclosed conditions. Pricing may change if:

  • Property conditions differ
  • Additional work is required
  • Scope changes are requested

Customer approval will be obtained before proceeding with changes.


4. Payment Terms

Payment is due upon completion unless otherwise agreed.

We accept major payment methods including credit/debit cards and electronic payments.

Late payments may incur interest of 1.5% per month or the maximum allowed by Colorado law. Customer agrees to pay all reasonable collection costs.


5. Credit Card Authorization (For Stored or Recurring Payments)

By providing a credit or debit card, Customer authorizes the Company to:

  • Charge the card for completed services
  • Charge for recurring services as scheduled
  • Charge applicable cancellation or late fees

Customer agrees to keep payment information current. Declined payments may result in service suspension.


6. Recurring Services

We offer:

  • Residential: Quarterly or semi-annual
  • Commercial: Weekly, bi-weekly, or monthly

Recurring services continue until canceled with at least 7 days’ notice prior to the next service. Pricing may be updated with notice.


7. Cancellations & Rescheduling

At least 24 hours’ notice is required.

Late cancellations may incur a fee up to 25% of the service cost.


We may reschedule due to weather or safety concerns.


8. SMS & Electronic Communications Consent

By providing your phone number, you consent to receive:

  • Appointment reminders
  • Scheduling updates
  • Service-related notifications

Message frequency may vary. Message and data rates may apply.


You may opt out at any time by replying “STOP.” Consent is not a condition of purchase.


9. Weather & Safety

We reserve the right to delay or cancel services due to unsafe conditions, including:

  • Weather
  • Roof safety concerns
  • Environmental hazards

10. Roof & Ladder Use – Liability Acknowledgment

Certain services require ladder use or roof access.


By agreeing to services, Customer acknowledges:


  • Roof work involves inherent risks
  • The Company is not responsible for damage caused by:
    • Fragile, aged, or improperly installed roofing materials
    • Pre-existing structural issues
    • Loose shingles, tiles, or fixtures

Customer assumes responsibility for structural integrity of the property.


11. Pre-Existing Conditions

We are not responsible for damage resulting from:

  • Deteriorated seals or frames
  • Faulty installation
  • Oxidized or weakened materials

12. Satisfaction Guarantee

Issues must be reported within 48 hours.

We will attempt to resolve concerns. Refunds are not guaranteed.


13. Limitation of Liability

To the fullest extent permitted by Colorado law:

  • We are not liable for indirect or consequential damages
  • Liability is limited to the amount paid for the service

14. Insurance

We carry general liability insurance. Proof is available upon request.


15. Property Damage Claims

Claims must be reported within 48 hours.

We must be given the opportunity to inspect and address the issue before third-party repairs are made.


16. Photos & Marketing

We may take non-identifying before/after photos for marketing and quality control.


17. Governing Law

These Terms are governed by the laws of Colorado.


All disputes shall be handled in courts located in Jefferson County, Colorado.


18. Changes to Terms

We may update these Terms at any time. Continued use of services constitutes acceptance.
